The district court did not err in crediting an appraiser’s report and testimony, or by starting its analysis of the fair market value of the property at the appraiser’s estimate, as the court found the appraiser highly qualified and the report reliable and credible. The district court’s decision lacked support in the record as the court did not provide an explanation for its decision to double the amount it added to the expert’s proposed valuation.
